A jumbo mortgage is a home loan with an amount that exceeds conforming loan limits imposed by Fannie Mae and Freddie Mac, the two government-sponsored enterprises that buy mortgages from lenders. Reverse mortgages (also called home equity conversion loans) enable elderly homeowners to tap into their equity without selling their home. The lender pays you money based on the capital you've accrued in your home; you receive a lump sum, a monthly payment or a line of credit. Repayment is not necessary until the borrower sells the property, moves into a retirement community or passes away. Are you refinancing primarily to lower your rate and monthly payments? Then your best option might be a low fixed-rate loan. Maybe you have a fixed-rate mortgage now with a higher rate, or perhaps you have an ARM -- adjustable rate mortgage -- where the interest rate varies. Unlike your ARM, when you qualify for a fixed-rate mortgage you lock that low rate in for the life of your loan. A fixed-rate mortgage is especially a good idea if you don't think you'll be moving within the next five years or so.
